HVAC Mistakes You Don’t Want to Make as a First-Time Home BuyerBuying your first home can be an intimidating experience, with trying to find the perfect house, meeting the mortgage requirements, scheduling inspections, and filling out mountains of paperwork. It is easy to overlook certain things as a first-time home buyer; and, often, important questions about a home’s HVAC system can go unanswered. To avoid unexpected surprises, be sure you know the basics about the current system, because it is one of the most expensive things to replace in your new home.

The Age of the System

A typical HVAC system can last about 10 to 15 years, depending on the initial quality of the system and whether it had proper maintenance over its lifetime. If you know that the system is due for replacement, you can avoid surprises by requiring that the system be replaced prior to closing, or you can put in a lower offer on the house and save a bit of money.

The History of the System

You should ask for any maintenance records that are available for the system, so that you can determine how well it has been taken care of over the years. Be sure that the system has had all of its scheduled maintenance performed, including yearly service visits, and make note of any repairs that have been completed in the past. If the system has had frequent problems, you may want to consider your options carefully.

The System’s Current Condition

It is a good idea to have an independent inspection of the system performed by an HVAC technician that you trust, especially if you have any concerns about previous repairs, or if the maintenance records are incomplete. This will give you an unbiased view of the system’s current condition so that you can make the best decision possible.

The Status of the Warranty

If the system is still under warranty, be sure that it is transferable and that you know the requirements to keep it valid.
